Types of UAE visas


Visa by Investment in Residential Property

The Dubai Residential Mortgage-Backed Securities (RMBS) Scheme aims to promote the UAE property market by offering investors an opportunity for long-term capital growth, whilst providing mortgage finance options. Eligible individuals are those who have invested in residential properties worth more than AED 1 million with a maximum of 50% of the value under the mortgage and joint owners where each individual's share is at least AED 1million.

To apply for this visa, the property must be a residential freehold and not commercial. It's also only possible to use it with properties that are built already; off-plan is excluded from qualifying.


Visa by Investment in a Company

Individuals who choose to invest in a business or start their own company in Dubai's mainland are all eligible for 2,100 types of licenses. There is no limit on the type of license you can apply for as long as it falls under one category among those that have been created by The Department Of Economic Development - DED.

The process of starting a new business in Dubai's mainland often requires you to have an Emirati partner, who will be the majority shareholder. Or else they could use agents as their representatives and liaise with different departments on your behalf through them.

For the first time in history, Dubai's mainland has changed regulations allowing complete foreign ownership of companies. The commercial company requirement for a majority Emirati shareholder was annulled and now allows 100% foreign ownership.

The UAE Cabinet has determined that allowing full foreign ownership of onshore companies in certain commercial activities remains consistent with the country's policies.


Long-Term Residence Visa

10-year visa

To obtain a golden visa in Dubai, investors need to have an investment plan of AED 10 million or more. This can be done by investing in public sector companies, buying shares worth at least AED 10 million from existing firms in the UAE, and applying for this type of residency permit if you are already a partner with values equal to or greater than AED10million. This money may not be loaned, and you should maintain this investment for at least 3 years to even consider yourself eligible. The UAE's government also offers an investor visa to people with specialized talent in the fields of science, healthcare, cutting-edge technology and more.

5-year visa

Interested in this category of Dubai visa? You have to make an investment worth at least AED 5 million and maintain it for 3 years. These funds can’t be loans, as well. You're eligible to apply for a type of UAE visa if you invest heavily in real estate there the money should add up to over five million dirhams (AED) and you need to keep your assets invested for three years without taking out any more loan than is necessary!

To provide a better opportunity for entrepreneurs and business owners, the UAE government has now made it possible to procure an investor visa in Dubai with just AED 500,000 capital. This 5-year term permits investors not only entry into the country but also free economic activities across all sectors of development including energy and real estate. Alongside this privilege is another one available exclusively for students who can avail this visa if they have 95% or more grade on their secondary level examination certificate (SSC).


Retirement Visa

Retirees wishing to invest in a property worth AED 2 million, or own accumulated savings worth of AED 1 million, or have an active monthly income of at least 20K can apply for this 5 year long visa which is only applicable under Dubai's beautiful sunshine.


What paperwork goes into obtaining an investor visa in the UAE?

You need to have all the mandatory documents alongside the external approval certificates (if any) to apply for an investor visa in Dubai. Here’s a curated list of documents to help you with the paperwork:

  • Copy of your passport
  • Personal photograph as per the photo standards established by the government (size, background color, etc.)
  • MoA (memorandum of association)
  • Your bank’s statement (for the past six months)
